Опасявам се от бъдещи претенции на наемателя. Твърди се, че наемодателят е попречил да извършат работа по “козметичен”лек ремонт, за да се пригоди помещението за дейността, а наемодателят счита, че не са представили писмено вида на ремонта, както е по договор. Твърдят, че ремонта не е за реконструкции засягащи конструкцията на помещението и не било нужно да искат писмено съгласие, въпреки че в договора е записано да не могат да извършват “всякакви ремонти, реконструкции, подобрения, трайни или нетрайни промени и/или строително монтажни работи без предварителното писмено съгласие на наемодателя”. Бе съобщено устно за поставяне на гипсокартон, окачване на агрегат на фасада, окачване на вътрешно тяло на климатик на носеща греда, превръщане на витрините(прозорците) в рафтове за стока, промяна на осветление, демонтаж на настоящо вградено лед осветление, чрез запълване на отворите и слагане на друг вид лампи. Наистина няма големи реконструкции. В правото ли са да твърдят, че договорът се разваля поради вина на наемодателя, който е попречил на “козметичния” ремонт, тъй като е поискал, както е по договор, писмено да изброят бъдещите дейности, за да са ясни параметрите по ремонта. И преди сте ми помагали за различни казуси. Имам по имейл (писмено), че те развалят договора, защото съм им попречила да оборудват помещението, даден ми срок да върна всичко (първи наем и депозит) до 14.11., в противен случай ще започнат търсене на сумите по съдебен ред. Разговарях по телефона, предложих писмено да уредим прекратяване на отношенията ни, имаме уговорка и да “си помислят” до понеделник да продължим договора. Не съм отправяла нищо писмено или по имейл.
